Step One

Initial Consultation & Discovery

Every project starts with a conversation. We'll meet with you — on your lot, at our office, or virtually — to learn about your vision, your timeline, and your budget. There's no pressure and no sales pitch. We ask questions, we listen, and we give you our honest assessment of what's achievable.

We'll discuss lot considerations, local zoning, and any unique challenges your site presents. By the end of this meeting, you'll have a clear sense of whether JGC is the right builder for your project.

Step Two

Design, Plans & Selections

Once you decide to move forward, we get to work on your floor plan. Whether you're choosing from our standard plans or starting from scratch with your architect, we collaborate closely to ensure the design is buildable, practical, and optimized for your lot.

We guide you through all your selections — exterior finishes, interior features, windows, roofing, and more — and provide a detailed, itemized quote so you know exactly what you're getting and what it costs.

What you get: Completed construction drawings, a full specification sheet, and a fixed-price contract with no hidden fees.

Step Three

Permits & Pre-Construction

We handle all permit applications and coordinate with municipal offices on your behalf. We also confirm all trade bookings, material orders, and site prep requirements before breaking ground — so there are no delays once construction starts.

This stage typically takes 4–8 weeks depending on your municipality's permit processing times. We'll keep you updated throughout and let you know the moment we have a confirmed start date.

Step Four

Construction & Regular Updates

This is where the real work begins — and where JGC's experience and project management really shine. From foundation to framing to mechanical rough-ins to final finishes, every phase is managed by our team and built to Nova Scotia Building Code standards.

We invite you to scheduled site visits at key milestones, and we send regular photo updates so you can watch your home come to life. You'll always know what's happening on your build — and why.

What you get: Weekly progress updates, milestone site visits, and a build that stays on schedule and on budget.

Step Five

Inspections & Final Approvals

Before we consider a home complete, it must pass all required municipal inspections — and our own internal quality check. We review every room, every system, and every finish against your specification sheet and our own quality standards.

Any deficiencies are addressed before we schedule your final walk-through. We don't hand over a home until it meets our standard — full stop.

Step Six

Walk-Through, Keys & Warranty

This is the moment everyone works toward. We walk through your completed home together, explain every system, and address any final items on your punch list. Then we hand you the keys to your brand-new custom home — built exactly the way you envisioned.

Your home is backed by Nova Scotia's New Home Warranty Program, and we stand behind our work long after you've moved in. If something needs attention in the warranty period, we respond quickly.

A typical custom home takes 9–14 months from permit to keys, depending on the size of the home, complexity of the design, and seasonal factors. Framing alone usually takes 3–6 weeks once we break ground. We provide a detailed schedule at the contract stage.

You can bring your own lot — or we can connect you with trusted local realtors and land developers we work with regularly across Nova Scotia. Many of our clients purchase their lot through our network before construction begins.

Minor changes can often be accommodated, especially early in the build. Major structural changes after framing begins are costly and time-consuming. That's why we invest significant time in the design stage to finalize everything before we start.

Yes, and we have extensive experience with rural and acreage builds across Nova Scotia and the Maritimes, including coordinating well drilling, septic design, and rural power hookups. Many of our projects are outside city limits.
